6/4/24 - Update

Entrance Beautification: A huge shoutout to Francete Jones for planting additional flowers at the entrance and Ellen Hossack for her continued maintenance of the entrance. It looks beautiful! If anyone is interested in volunteering for landscaping or holiday decorating, please contact Jessica Hinojosa. Jessica is also working on ideas for a neighborhood block party.

Common Area Maintenance: This year, Lush Lawn is handling the fertilization of our common areas. The Board has had both the fertilizer company and the landscapers diagnose the dead spots throughout the common areas. We discovered an issue with the sprinkler timer, causing certain zones to be missed. This has been fixed, along with a few sprinkler heads that needed replacement.

By-Laws Review: The new by-laws are still under review by the mortgage companies. According to our HOA attorney, this should be concluded in early July.

Cluster Mailbox Enclosures: We are exploring options for cluster mailbox enclosures to protect the mailboxes and concrete pads from weather, especially ice. We are currently collecting pricing on several options and will hold a vote to determine the next steps once we have all the necessary information.

Detention Pond Beautification: The HOA is seeking proposals for ideas to beautify the detention pond area. If you have any suggestions or know a landscaper interested in submitting a proposal, please let us know.

BALLOT RESULTS

PROPOSAL 1 - PASSED - REGISTERED OFFICE ADDRESS ON MASTER DEED HAS BEEN UPDATED.

RESULTS: 42 YES VOTES & 4 NO VOTES

PROPOSAL 2 - PASSED - ATTORNEY WAS ABLE TO FIX MINOR GRAMMAR ISSUES ON MASTER DEED.

RESULTS: 43 YES VOTES & 3 NO VOTES

PROPOSAL 3 - PASSED - NEW BY-LAWS ARE NOW IN EFFECT.

RESULTS: 37 YES VOTES & 9 NO VOTES

PROPOSAL 4 - PASSED - LEASING CAP APPROVED, SET AT MAX OF 4 DWELLINGS.

RESULTS: 36 YES VOTES & 10 NO VOTES

PROPOSAL 5 - REJECTED - ACCESSORY BUILDINGS ARE PERMITTED, MUST FOLLOW LIVONIA CODE AND SUBMIT MODIFICATION FORM TO HOA.

RESULTS: 21 YES VOTES & 25 NO VOTES

Wednesday, December 13th, 2023 at 6pm, the annual HOA meeting will be held at St. Timothy’s church. The board will be reviewing year end budget, update the community on by-law status and hold an election for the three eligible seats.

10/23/22

First meeting with newly elected board members Travis and Justin. The board met for 90 minutes to discuss the new bylaws, roles and responsibilities and open items.

Halloween Block Party! The barricade will be placed at the front of the sub from 5pm until around 10pm. Feel free to invite family and friends. Barricade is movable to enter and exit the sub, please return the barricade if you need to move it.

The board is compiling a working list of items to update the community on, please let us know if you have anything to add to this list. Thank you!

  • Detention Pond - Looking into ways to address smell, bugs, and general cleanliness come spring. Any ideas are appreciated to help us with this effort. Here is a letter from Livonia City Engineer Todd Zilincik.

  • Dead Landscaping - The board is working with the builders on addressing this issue. More to come depending on response from the builder.

  • Lawyer Information - Zelmanski, Danner & Fiorittom PLLC

    • As discussed at our last community HOA meeting, everyone paid a $200 capitalization fee specifically for an attorney to update the bylaws.

    • The HOA board is working with the firm mentioned above to complete the bylaws for the community to review.

  1. There is an existing sidewalk that dead ends to 37105 / 37083 Mallory that will require DPW to place a sign on Munger that “Sidewalk Ends”

  2. Soil Erosion Sedimentation Control Permit (SESC) has not been closed out. Developer is to replace the stone around the standpipe at detention pond and complete jetting out rear yard drains in order for there bond to be released.

As is pertains to the dead landscape, it is my understanding the developer is waiting for cooler temperatures to replace them.  However, I am not involved or aware of the number, locations, etc. on this matter. 

The Ordinance Department has an approved landscape plan on file and material must be maintained for reference.  Please contact Inspection Department at (734) 466-2580 if you have questions on the landscape plan.

Fall leaf pickup begins the week of November 7th until November 12th

11/11/22

The storm drains have been “vacuumed” and “jetted”. This work has been completed which should help with any clogging or draining issues folks have been experiencing.

  • The engineer from city of Livonia has been on site observing their work and is doing a final inspection of the work on Monday 11/14/22.

  • Week of 11/14/22 the builders will begin working on the stand pipes of the pond. I was told this would fix the draining issues with the pond which would also fix smell and muck.

  • The builder apologizes for any hoses or storm caps that were left off longer than they should have been while jetting.

11/14/22

Builders were advised storm drain behind the mailbox is still full of mud and that the jet trucks left brake fluid all around the streets of our neighborhood that need to be soaked up and cleaned. Awaiting response.
